Maintaining your HVAC during the dog days of summer!

Let’s talk about the effects of not maintaining your unit and how our AC maintenance could have prevented a hot office on a hot NYC summer day!

First, we need to understand the basic idea of how an air conditioner works. Don’t worry we’re not getting too technical! Air conditioners are nothing but a heat exchanger. It removes the heat from your home and moves it outside via the freon. In order for your AC unit to do this it MUST breathe the air, and lots of it! That means the filters must be clean and kept clean all year long. The cold air that your air conditioner is blowing out of those vents comes from the air that it sucks in though the filters. In other words, if the filters are clogged, your AC unit cannot breathe well and is certainly not performing efficiently. So change those filters every thirty to forty five days.

That part of AC maintenance is your responsibility. It is very important those filters are clean so your air conditioning unit can cool you off on those 90 degree days! Now let’s go out to the other side of this breathing behemoth, the outside condenser unit. This part of your air conditioner has just as big a set a lungs as your inside unit! It needs to breathe lots of fresh clean air to cool off that hot freon coming from inside your office. The only way it does this is by pulling air through those fins or grill.

When your AC unit was engineered it was designed so that it would work properly only if EVERY square inch of the coil is clean and available to remove the heat from the freon.Throughout the year, pollen season, mowing the yard, and dry dusty days produce tons and tons of dirt particles clog up that outside coil. Folks, you have no idea how dirty that thing is! Unless you have cleaned that coil with a high pressure washer and the specialized soap, that coil is so dirty it would probably make you sick to see it washed out. A dirty coil can not efficiently remove the heat from your home but the problem gets much, much worse on these super hot days in NYC.

Coils
Here’s where I’m going to get slightly more technical but it’s not hard, so follow along;
As we all know heat is the destroyer of all, it breaks down matter. The compressor in your air conditioning unit could be considered the heart of your HVAC because the compressor pumps the freon through the system. Your compressor is a large pump made of mechanical parts and electrical windings, something heat loves to destroy. Inside your compressor there is a heat limit switch that will shut you compressor off if it gets too hot. Following me so far? Told you this was easy!

So, on these super hot days, if every square inch of that outside coil is not available to remove heat from the freon, the freon will not be as cool as it needs to be as it passes through your air conditioning system. The freon will get warmer and warmer until, not only does it become ineffective but it can not cool down the compressor and the compressor will shut off because it is too hot. The air conditioning compressor will cool down after about an hour or so and turn back on till it gets hot again, then shut down again. Window cleaning - water or chemicals?

Window cleaning used to be something of a craft in which specialists on ladders would work hard to produce a streak-free finish using a detergent solution and a sgueegee. But factors such as speed, efficiency, safety and sustainability have become increasingly important and perhaps even more valued than craftsmanship.

Enter the water-fed pole solution. But what are the pros and cons of using pure water versus traditional window cleaning systems? Ann Laffeaty finds out. Window cleaning used to be something of a craft in which specialists on ladders would work hard to produce a streak-free finish using a detergent solution and a squeegee. But factors such as speed, efficiency, safety and sustainability have become increasingly important and perhaps even more valued than craftsmanship.

Cleaned using water or chemicals?
Enter the water-fed pole solution. This removes the environmental impact of chemicals by using pure water alone while also allowing operatives to clean windows safely – and more quickly - from the ground. So why would anyone ever again require a traditional window cleaner?

Marketing manager of Ionic Systems Philip Hanson says the benefits of water-fed pole systems can be summed up in three words: safer, faster and higher. “Using hand tools requires working at height and unfortunately, falls from height have always been the biggest killer of window cleaners,” he said.  “Most companies we deal with switch to our Reach and Wash system for safety reasons.”

He says most window cleaning companies can double their productivity by using poles.  “In window cleaning where time is money, this increased efficiency is a serious benefit,” said Hanson. And he adds that water-fed poles can clean at greater heights without the need for access equipment. “Currently poles can clean to over 24 metres from the safety of the ground, and cleaning companies are using poles where previously they would have used hydraulic platforms or even rope access,” he said. “This means the work is not only safer, but it is also much more cost-effective.”

5 things that can go wrong with your air conditioning

Dog Days Of Summer...

An office that's air-conditioned and blissfully cool is truly one of life's "creature comforts," especially in the humid, sticky days that lie ahead. So finding out your AC unit isn't working properly can leave you — quite literally — hot under the collar! What to do?



Here are some common reasons an AC unit might be wasting energy, working ineffectively, or not working at all:

Faulty ducts that leak air: Duct work has been identified at the #1 waste of energy in homes. Because there is no building code for duct work, shoddy workmanship can easily go undetected. Leaking duct work causes two problems: One, it wastes valuable cooled air. Two, it brings unwanted contaminants into your home — moisture, mold, odors and allergens. 

Dirty coils: Air conditioners don't work by adding coolness to air, but rather by sucking heat out of it. The AC electro-mechanically and chemically (with a refrigerant) absorbs heat from your office and rejects that heat outside. To absorb heat, coils have to be cold and slime free. Even in the cleanest of homes, there are bacteria, pollutants and airborne contaminants and when this mix hits the wet air conditioning coil, it turns slimy. That slime is a great insulator, which means the AC can't absorb the heat from your home.

A broken condenser fan: The fan works in conjunction with your air conditioners coils, and works to expel air outdoors. A coil is like the radiator on your car. If the fan needs isn't running at peak and performance to push air across it, you'll overheat. And if the fan can't reject heat efficiently, your energy bills will be sky high, and your AC performance will be unacceptably low.

TXV issues: Think of the thermal expansion valve as a modulating unit inside your AC. It's like a needle moving back and forth to regular the amount of refrigerant that passes through the unit, depending on how much heating or cooling is needed. If it's not moving properly, it can either flood the system or restrict the flow — either way, it's not good. How would you know? Again, your air conditioner's performance would be low and your energy bills high. 

The age of the unit: Even the best air conditioning units don't last forever and neither do their thermostats.

The good news? It is quite easy for a trained, competent technician with the right diagnostic tools to make a battery of tests and quickly ascertain if corrective action is needed. Regular maintenance is also key: it will not only prolong the life of your unit, but help you keep your cool.
